When to schedule one
Once a year is the baseline, and after any serious storm is the other trigger. Missing shingles, water stains on a ceiling, or damp spots in the attic mean you should not wait for the calendar. Older roofs and delicate materials like tile deserve a closer watch as they age.
What a real inspection looks at
- Structure: trusses, rafters, and decking, checked for sagging, rot, and moisture
- Materials: cracked, curled, or missing shingles, broken tiles, and moss or algae growth
- Flashing: the sealing around chimneys, vents, and skylights, where most leaks start
- Drainage: ridge and valley condition, plus gutters and downspouts that actually move water
Where leaks actually start
Valleys, chimneys, and flashing points cause most of the trouble. In Savannah humidity, a small opening does not stay small: trapped moisture invites mold and rot that cost far more than the original fix. An inspector looks for rust, rotting wood, and staining on the underside of the deck, the early evidence you cannot see from the yard.
What you can check yourself
From the ground, with binoculars: look for missing or lifted shingles, debris in the gutters, and branches hanging over the roof. Inside, check the attic for damp insulation or stained wood.
